$3,000 – $150,000 (50% or less of retail value) for single parcels, up to $500,000 on portfolio takedowns, depending on the number of parcels.
For sub-$100K purchase price deals, we have all types of splits but the more experience and deals we do the time to close plays in the percentage.
Generally we pay 100% of the capital required, take title, and split profits at the sale. JV docs can be sent over.
For deals below $150K, we are unrestricted on funding those, and can fund some larger ones.
For transactional funding: 2% financing fee or a minimum $1000 fee.
