Land Funding Terms

(Flips & Small Subdivides) – Hard Money Loan

  • 1.5 origination points
  • 20% interestMonthly interest only payments
  • Minimum 4 months interest on all loans
  • $250 doc fee
  • Up to 60% LTV
  • 1 year balloon

Equity Funding

  • 70/30 split with 70% going to investor when property sells within 90 days
  • 60/40 split with 60% going to investor when property sells within 91 to 180 days
  • 50/50 split when property sells within 181 to 365 days
  • Capital partner keeps 100% if property takes longer than 1 year to sell.

We are land investors just like you but one of the few that is offering hard money loans. We typically deal with acreage and not infill lots, however we will look at an infill lot if it is a strong deal. We loan on land that we consider quality assets so we stay out of desert tracts in New Mexico and similar areas. We are looking for deals where you can list the property with an agent and it typically sell in 4 to 6 months.
