Purchase Price Range
Up to $1MM
Preferred price range for those with whom we do not have an established relationship is $50-250K
Deals in excess of $250K usually require us to have done at least one deal together in the past (though exceptions can definitely be made for the right deal)
Land Funding Terms
Split based on how much ‘meat’ is on the deal.
For deals with a lot of margin / profit: Can be as favorable initially as 70/30 (70% to you / 30% to funder)
For larger deals with smaller margin: We also welcome “skinny” deals, which we define as deals that may have low margins (when measured in % profit on initial investment) but still have decent profits (when measured in dollars). For instance, we would consider funding a deal that can be purchased for $300 and sold for $400, though the profit split would be adjusted accordingly.
